Pricing is Unique to You

This may give you the impression that we are ambivalent about discussing cost. To the contrary, every project we do is unique because your building is unique. The factors that determine our pricing include:

  • The size and complexity of your building
  • The age of your building
  • The number of tenants and the different uses of the building space
  • The availability of a full set of “as-built” architectural plans
  • If you constructed your building, the ability to reconcile the costs that went into the project to make sure we have all of the costs accounted for

 

We frequently get asked if we get paid as a “percentage of savings” based on the study results. . We don’t and that type of payment could put the study and deductions in question. We are independent relative to your project. Having a “third party” relationship is consistent with the 13 principles outlined in the IRS Cost Segregation Audit Guide.


Billing Structure & Fees

We are a professional service provider and our fees come from hours worked on the project. Like all business owners, we hate surprises when it comes to professional service billing. Because of that, we made a business decision that one of the CSA differences is making sure our clients are never surprised by a bill. Accordingly, our billing and pricing policy can be summarized as follows:

  • The cost of the Study is “fixed and communicated” to you before you make any decision to commit to do a Study.
  • Once you determine to engage us, we ask for half the fee to start, the rest upon completion of the Study.
  • There are no “fee surprises” working with CSA. What we tell you at the time that we complete the estimate is what you can expect – unless the scope of the study is changed by mutual agreement.

 

Our fees are dependent upon the complexity of your building. With that said, our fees typically range from $4,000 to $20,000 to do the Study.


Average ROI

The “return on your investment” by having a cost segregation study completed will have a wide range. Typically, the range will be a factor of 5(x) to 20(x). This will always be based on the complexity of your building as well as the size of your investment in the building.
